NOTICE OF TRUSTEE'S SALE

PUBLIC AUCTION

In execution of a certain Deed of Trust dated August 30, 2005, recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Trust Deed Book 748, at Page 70, given by Dwayne Keith Isaacs and Amanda Rena Isaacs, his wife, to P. Michael Pleska and F. Thomas Graff, Jr., Trustees, for United Bank, Inc.; said Trustees failing to perform, Paul 0. Clay,_ Jr., Successor Trustee was appointed as evidenced by that certain Removal of Trustees and Substitution Therefor, dated June 20, 2023, and recorded June 23, 2023, and recorded in the aforesaid Clerk's Office in Trust Deed Book 1083, at Page 331; and re-recorded March 20, 2026, in Trust Deed Book 1122, at Page 185; default having been made in the payment of the debt therein secured; and upon failure to cure said default; and being required by the beneficiary so to do, the undersigned Successor Trustee will sell at public auction at the front door of the Courthouse of Fayette County, Fayetteville, West Virginia, on TUESDAY APRIL 28TH, 2026, @ 11:00 A.M., the following described real estate situate in New Haven District, Fayette County, West Virginia, and being more particularly bounded and described as follows, to-wit:

BEGINNING at a point on Poplar Street, corner to Thomas; thence with Thomas line N 42-25' W 290.34 feet to a point, corner to Blume; thence N 26-50' E 205.06 feet to a point; thence N 68-25' W 14.02 feet to a 6" PVC Pipe (found); thence N 25-35' E 111.53 feet to a point; thence S 43-51' E 399.90 feet to a pipe found, corner to poplar Street; thence with said Poplar Street S 40-51' W 150.10 feet to a point; thence S 47- 35' W 150.00 feet to the point of beginning, being Lots 5, 6, 7, 8, 9, 10, 11, and 12 of the J.R Fox Farm.

And being a part of the same property conveyed unto the parties of the first part herein by deed Joseph E. Sydnor, Sandra L. Isaacs and Richard Wayne Sydnor, dated the 24th day of August, 2005, and recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed Book 615, at Page 191.

THERE IS EXCEPTED AND RESERVED from the above property Lots 5 and 6 of the J.R. Fox Farm which was conveyed unto Richard A. Harris, et ux, by deed of Dwayne Keith Isaacs and Amanda Rena Isaacs, his wife, dated the 20th day of May 2007, and recorded in Deed Book 632, at page 344.

The above described real estate will be conveyed by the undersigned Successor Trustee to the purchaser thereof by deed containing a covenant of SPECIAL WARRANTY and subject to all liens, reservations and exceptions appearing in the record title, and to the lien of all unpaid taxes, if any, which are entitled to priority over the lien oftheaforesaid Deed of Trust, specifically including the first Deed of Trust given by Dwayne Keith Isaacs and Amanda Rena Isaacs to P. Michael Pleska and F. Thomas Graff, Trustees for United Bank, dated August 30, 2005, and recorded in Trust Deed Book 748, at Page 49, in the amount of $38,500.00.

REAL ESTATE TAXES:
Subject property will be sold by the undersigned Successor Trustee subject to real estate taxes presently a lien against subject real property. Any purchaser shall purchase subject to, and be responsible for, said real estate taxes.

TERMS OF SALE:
Cash on hand on day of sale. The above. described real estate will be sold by the undersigned Successor Trustee by auction to the highest bidder subject to the right of the Successor Trustee to reject all bids if in his opinion they are inadequate. The owners of the indebtedness secured by the above described Deed of Trust and the owners of any other interest in the property to be sold shall have the right to bid.

CONTINUANCE OR
ADJOURNMENT OF SALE:
The Trustee reserves the right to continue the sale, or to adjourn the sale, for a time, or from time to time, without further notice and announcement at the time and place of sale, as hereinabove set forth, or any continuance or adjournment thereof.
